Single Side Transaction

  • Review contract for compliance per state and office requirements
  • Ensure contract has all signatures, initials and dates as required
  • Coordinate opening of Escrow
  • Submit all paperwork to your office 
  • Submit Greensheet to MCA for KW agents
  • Provide a closing calendar with all dates in the contract
  • Encourage all parties to copy me on all emails to save you time
  • Follow up with all parties throughout the process with weekly email updates
  • Schedule home inspections
  • Prepare addenda as instructed and send for signatures to both sides
  • Coordinate repair estimates 
  • Confirm loan application has been made 
  • Request loan approval letter from lender
  • Communicate with lender for status updates
  • Order Title services
  •  Confirm all escrow payments and receipts are received
  • Confirm that application has been submitted to the HOA for approval
  • Confirm HOA approval 
  • Assist with scheduling the final walk-thru
  • Communicate with closing company 
  • Assist with setting up date, location and time of closing
  • Email Distribution Authorization to Title company
  • Send settlement statement to agent for review prior to closing.


Dual Side Transaction

In addition to services provided on the Single Side -

  • Provide executed documents to all participating parties via e-mail 
  • Ensure your buyer is provided a copy of all reports  (Inspection, appraisals, repairs etc.)
  • Introduce our role in the transaction to every party involved as your personal Transaction Coordinator
  • Upload all reports, disclosures and documents into our cloud based service as it is received or executed.
  • Send all necessary documents to title company.
  • Maintain constant contact with every party for status updates or to alert you of anything outstanding or requiring attention.
  • Ensure that closing company has received commission information and any closing cost credit due to buyer
  • Submit Brokerage compliance forms to Brokerage
  • Ensure HOA/Condominium documents are provided per contract to the buyer​ per sales agreement.


Agent Responsibility

  • Provide a fully executed contract for Sale/Purchase
  • Confirm commission/ Transaction fee/split with Office
  • Ensure all addendums are sent with the contract
  • Confirm effective date
